Why Is No Pricing Posted Here??

On some real estate sites, each listing is priced per offering, often upon agreement by the seller and the agent*.  And buyers know the end price they’ll pay is higher, to cover costs and commissions.  These listings are good for a certain (short) period of time. WE DO NOT POST PRICING here because we own the property, and we work to get you the best price and financing arrangement at the time of your purchase and there is no middle-man to pay.  Some of our projects are sold over the course of years and prices will adjust over that time.

If you reach out to us by phone or email, we’ll quote current pricing which is good for a period from the time we communicate it, so you’ll know what to expect as you consider a purchase. Nothing ‘shady’ or hidden, and we encourage you to make an offer, if that is your preference.  We base our pricing on market related to the usefulness of the property, margins and known values in the area.

Much of the land we sell may be offered as a larger tract, a grouping of several lots at one discounted price, or as individual lots at per lot pricing.  As we sell through the offerings, we adjust pricing based on what land remains for sale.

Prices are determined also by the size (and useful acreage) of the lot or tract, what it naturally has to offer (streams, wildlife, privacy, etc.) and what amenities it has (such as well and septic already in place, power, or other improvements).

You may wonder:  can I afford this piece of property?  Is it attainable for me?  Another reason we do not post pricing is that we try to tailor a package which suits you, and that may look different than for another party we deal with.  We try to make land ownership attainable.

We offer Owner Financing which can be a great benefit for you, but not everyone needs it.  We can save bank fees, origination points, application, and processing fees for many buyers.  Some banks charge penalties for early payoffs or higher prices on short term loans.  Our credit analysis is different than your financial institution (they may not have flexibility regarding your self-employment or employment history, among other criteria).

Our loans are simple interest loans which may be paid off at any time. Additional payments beyond the required monthly payment amount are applied directly to the principal, which can save you interest.

We offer service after the sale, so our pricing is reflective of the total package, and pricing may be adjusted according to what is included.
